Our structure as business owners allows us to spend significantly more time on any given real estate project. Each assignment, regardless of size or location, is a top priority that receives the time, attention and resources that it requires and deserves. We will obtain competitive bids from “best-in-class” service providers based on your criteria, not the broker’s. We do not accept referral fees from any outside service partner. 

BUSINESS STRUCTURE

Our competitors simply have their fees split too many ways. The “house”, team members, service groups, and managers all get their share. This discourages “ownership” of the transaction and makes it very difficult for any one person on the “team” to provide the focus and attention required to get the best results for the client. They also purport to have a myriad of other services that you might need. In reality, this ensures that you will never get “best-in-class” services in areas like lease audits, facilities management, project management and space planning.

The vast majority of brokers in the national firms focus on a small geographic territory within their state and near their local office. They do not regularly practice nor understand that intricacies of representing tenants in multiple markets. Even with the best intentions, a practitioners that is a “jack of all trades” simply cannot master the complex and constantly evolving business of global tenant representation.

LOCAL KNOWLEDGE

We select the best local market representatives to assist us with each requirement regardless of their firm or network affiliation. Acclaim’s selection criteria typically include geographic and product focus, tenure, conflicts of interest and current work load. Our long term, national relationships afford us access to and allegiance from, top local brokers. However, we will never “hand off” a project to the local broker. An Acclaim principal will handle every detail from criteria development to lease negotiations to ensure confidentiality, communication and optimum results.

Our competitors’ internal policies and procedures require them to select local representatives within their own form or network. The client’s project is typically assigned by a branch manager to either the next broker in line or a rookie that needs the work; neither of which are best for the client. There is little or no consideration given to conflicts of interest, product type expertise, work load, or tenure.

We are extremely diligent in our work process. We are creative problem-solvers. We look for opportunities that are not readily apparent, go beyond what is expected or customary, and provide insight and information that translate into significant savings for our clients. We “sweat the details” because the best solution invariably emerges as a result of thorough planning, focus and creativity.

Most competing firms are structured in a way that does not afford their practitioners the time and expertise to thoroughly review and understand the implications of each clause of each documents. At best, you get a cursory review centered around the general business terms and brokerage provisions of the lease and amendment.
